Breaking: A New Bill Just Passed...

Here’s What It Means For Investors.

As of July 4, 2025, former President Trump officially signed the “One Big Beautiful Bill Act” (aka the “Big Beautiful Bill” or “BBB”) into law—the budget reconciliation package combining sweeping tax cuts, spending adjustments, and structural reforms.

✅ Why this is a win for short‑term rental investors:

🔹 1. Full expensing and bonus depreciation

• The bill revives 100 % bonus depreciation for eligible tangible assets—think furniture, appliances, renovations—meaning STR operators can write off entire costs immediately rather than depreciating over years.

• This accelerates tax deductions, improves cash flow, and enhances ROI—a game‑changer for those frequently upgrading properties.

🔹 2. Extended tax cuts

• Permanent extension of the 2017 tax cuts under the Tax Cuts & Jobs Act reduces your effective tax rates on rental income.

• The SALT increase is temporary—the current cap lasts about five years, so plan before it expires.
