Breaking: A New Bill Just Passed...

As of July 4, 2025, former President Trump officially signed the āOne Big Beautiful Bill Actā (aka the āBig Beautiful Billā or āBBBā) into lawāthe budget reconciliation package combining sweeping tax cuts, spending adjustments, and structural reforms.
ā Why this is a win for shortāterm rental investors:
š¹ 1. Full expensing and bonus depreciation
The bill revives 100āÆ% bonus depreciation for eligible tangible assetsāthink furniture, appliances, renovationsāmeaning STR operators can write off entire costs immediately rather than depreciating over years.
This accelerates tax deductions, improves cash flow, and enhances ROIāa gameāchanger for those frequently upgrading properties.
