30-Year FHA: 5.95 % (−0.08 %)

7/6 SOFR ARM: 5.59 % (−0.21 %)
Market Overview: Mortgage rates have tumbled sharply—in fact, the 30-year fixed rate has dropped to 6.29 %, the lowest level in nearly 11 months, spurred by weaker-than-expected jobs data that fueled bond market strength and heightened hopes for an upcoming Fed rate cut.
Rate Trends & Forecast:
Short-Term: Rates remain calm and responsive to economic signals. Expect bond market volatility to keep influencing rates, with the potential for more modest dips if economic data continues to disappoint.
Long-Term: Markets are pricing in a likely Federal Reserve interest-rate cut—some forecasts, such as Standard Chartered’s, now anticipate a 50 basis point cut in September, up from earlier expectations of only 25 bps. That said, analysts caution that 30-year fixed rates may not fall significantly unless long-term yields and inflation expectations ease further, even if ARMs could benefit more from drops in shorter-term rates.
